The New Haven County Flex/Industrial Market is comprised of 75,290,000 square feet of inventory.  As of the 2nd Quarter 2017 the vacancy rate in New Haven County is 5.5%, 150 basis points lower than the 2nd Quarter 2016, and 540 basis points lower than the ten year average.  The current availability rate, which includes space being marketed that is still under lease, is 10.4%, a decrease of 220 basis points year over year.  At $5.43 per square foot triple net, the average asking rent is 4.0% higher than the previous year and 6.0% higher than the ten year average.
