The office building known as One Plaza West, located at 100 Mill Plain Road, in Danbury, has sold for $12.4 million to principals of EVO Real Estate Group. The three principals of EVO Real Estate Group, Ira Fishman, CEO, Nathan Halegua, Arnold Gamberg, Executive Vice President, and David Kaye of Rockledge Investments purchased the building from Lemle Danbury, LLC. The building sold for approximately $142/square foot. Most of EVO Real Estate Group’s acquisitions are located in New York State, however, the buyer noted that they decided to examine Connecticut when they had the opportunity to purchase 100 Mill Plain Road.
The building, which contains 87,610 square feet of space, is a Class A office building constructed in 1981. The space spans four stories, and has a full service bank situated in the lobby. There are 400 parking spaces located on the property, for a parking ratio of 4.57 per 1,000 square feet of space. Current tenants include US Bank Corp., Energy USA, and Morganti Group, Inc. The tenant spaces are leased on a gross plus electric basis. Currently, there is 7,253 square feet available for lease at $23/square foot on a gross plus electric basis. There is also a 500 square foot executive suite for lease at a negotiable rate.
