Chris Kerin was the guest speaker at the New Haven County Assessors Association meeting in February. The talk, entitled Single Tenant Retail Valuation Issues, focused on the recent Connecticut Superior Court decision Walgreens v West Hartford, which raised issues concerning highest and best use, fee simple v. leased fee estate, and the development of the income and sales approaches for single tenant net leased retail property.
The discussion will continue at an upcoming educational offering at the Appraisal Institute’s Annual Meeting on April 18th, where this case, among others from the Connecticut Tax Court, will be discussed. Panel presenters will include Chris Kerin, Attorney Mario Coppola of Berchem, Moses & Devlin, P.C., Bill O’Brien, MAI, CCMA, Assistant Assessor in Norwalk, and Roger Palmer, MAI, Deputy Assessor in Middletown.
