Formerly the site of NAMCO’s warehouse and distribution center headquarters, the industrial building located at 100 Sanrico Drive in Manchester sold recently for a recorded amount of exactly $6,216,594. The transaction occurred on July 25, 2017 and was reportedly done in lieu of a potential foreclosure on the seller. The seller is 100 Manchester Realty LLC, who had held the property since 2007, and the buyer is 100 Sanrico Drive Holdings LLC, an affiliate of U.S. Bank N.A.
Perhaps most notably, however, is the history of the building when pool supply company NAMCO occupied it as a headquarter. In 2001, an explosion occurred on-site that caused no serious injuries, but destroyed the rear third of the building. The explosion, and chlorine that was ignited as a result, caused an evacuation in the surrounding communities. NAMCO was allowed to rebuild and restore the property.
The 191,492 square foot, multi-tenant industrial building is comprised of approximately 173,892 square feet of warehouse and distribution center space and 17,600 square feet of office space. Nearly 60,000 square feet of the total GBA was an addition that was built as part of the rebuilding effort in 2002; the original structure was completed in 1986. Features of the property include 20-24′ and 45′ clear ceiling heights, 24 loading docks, a single drive-in door, and a full ESFR wet sprinkler system.
